Current Requirements (2026)
All Residential Properties Must Have:
- At least one working smoke alarm
- Smoke alarms must be less than 10 years old
- Battery-only alarms must have a 10-year non-removable battery
Additional Requirements for Rental Properties:
- Smoke alarms on every storey
- Hardwired or 10-year lithium battery alarms
- Annual testing by property managers
- Compliance before new tenancies
Types of Smoke Alarms
Ionisation Alarms
- Best for fast-flaming fires
- Can false alarm near kitchens
- Being phased out in favour of photoelectric
Photoelectric Alarms (Recommended)
